Construction management and cost analysis

Korkeavuorenkatu is home to Sponda’s former head office building. The property consists of an older part built in 1913 with a protected façade, old tiled stoves and an old staircase. The newer part of the property was built in 1982. Now, in connection with the upcoming renovation, the newer part will be raised by two storeys and at the same time the old courtyard will be raised with a glass roof.

At the beginning of the project, the objectives of the project were specified in clearly measurable objectives. These and other initial data were used as the basis for creating the project’s cost information model. This resulted in the first quantity-based cost calculation for the project, which was immediately utilised in the development of the plans when the costs needed to be brought to the right level. This cost calculation serves as a tool for project management together with other objectives as the project progresses to the next phases.

To verify the initial planning data, the Matterport description was used to create an inventory model. We can also use the same Matterport description for future budget quotation requests, so contractors do not necessarily have to come to see the site on site.

The last planner method is used in managing the project schedule so that everyone’s views can be taken into account at the right time and unnecessary work can be avoided.Energy efficiency is one of the most important goals of the project, and this is also guided by the requirement set out in the planning regulations. The project will be implemented to energy class A and BREEAM-Excellent level.
