Construction Management and Cost Analysis
Natural Resources Institute Finland (LUKE) builds well-being and a sustainable future from renewable natural resources. Therefore, the new research barn must enable international-level scientific research in Finland. A special feature of the project was finding a balance between specific requirements, tight project costs, and high sustainability needs.
The solution required comprehensive understanding of the functionality of future operations. Based on this, active prioritisation of needs and requirements was essential — identifying which were must-have and which were important but not critical. Through facilitated workshops, the users, together with the property owner, succeeded in developing a balanced solution piece by piece. The key factor was inclusive and engaging cooperation – each participants were involved in the process and everyone’s idea was taken into account to create the best innovative solutions for the project.
As a result, with prioritised needs, optimised building mass, and structural solutions, the total cost met the target budget. Meeting all must-have requirements, participants committed to proceeding with the co-created solution. Executed as a turnkey contract, the project is proceeding within budget and meeting all set objectives. In the end of 2025 LUKE will have the new international-level facilities ready for researching solutions for sustainable future.
